Most structural changes, plumbing relocations, flooring types (particularly hard flooring, for noise reasons), and anything affecting common property will need body corporate or strata approval before work starts – sometimes before you even finalise a design.
Get an experienced renovator involved early, before you fall in love with a floor plan that strata won’t approve. It saves redesign costs later and keeps the project timeline realistic from day one.

Not every dollar needs to go everywhere. In an apartment renovation, we typically see the best return – in both feel and function – concentrated in a few areas:
Custom joinery. Built-in cabinetry designed for your specific space works harder than any freestanding furniture ever will, and it’s the difference between a room that feels tight and one that feels tailored.
Kitchen and bathroom finishes. These are the rooms guests and buyers judge a renovation by, and in an apartment they’re often visible from the main living space, so the finish quality reads immediately.
Lighting design. Layered lighting – task, ambient, and feature – does more to make a smaller room feel considered than almost any other single decision.
